Discrepancy of real estate prices in Croatia

The average price of a flat in February was 1,968 Euros per square metre in Zagreb and 2,266 Euros per square metre on the Adriatic coast.
The real-estate website "CentarNekretnina.net" recently examined the prices of 163,000 flats in Croatia to come up with those figures.
Flat prices are higher on the southern Adriatic coast than on the northern coast. The average price of a flat in Split in January was 2,578 Euros per square metre while the average price of one in Pula was only 1,604 Euros per square metre.
The website said real-estate prices had fallen by 1.2 per cent in February in Zagreb, compared to January.
Prices on the Adriatic coast were up by three per cent from a year earlier.
Prices in Croatia as a whole were 0.9 per cent lower in February than in January but were up by 0.7 per cent compared to February 2008.
Commenting on government anti-recession measures including subsidised interest rates for the purchase of a first flat, CentarNekretnina.net head Domenico Devescovi said they would help the real-estate market for a short time only.
Devescovi added sales of flats had decreased in the first two months of 2009 and there were around 13,000 unsold new flats on the market.
Devescovi also predicted real estate prices would decline over the next few months.
